There are a couple of ways to find information on easements that are mentioned on the parcel register. They are either registered on the parcel register as a separate document and/or the document is mentioned in the legal description.**
If noted in the legal description the document will be showing an S/T (subject to) or T/W (together with) before it. To find all the details on this easement you will need to search for this instrument and purchase it.
To do this, just follow these steps:
1. Change your search criteria from All to Instrument/Plan
2. Select the appropriate LRO/Municipality
3. Enter the Instrument number appearing after the S/T or T/W (eg, LT76492) in the search field and select Search
4. If the instrument is available it will appear below in a blue box with a button labeled View Details, select this button to purchase
5. If you see a list of properties below these results this is there to provide you with a list of properties that this particular instrument is associated with (i.e. an easement may affect several properties on a street)
**You may also consider purchasing the PYB (Protect Your Boundaries) Seller's Report or Buyer's Report. The PYB Reports include the easement counter technology that will notify you of all easements that affect each property in Ontario.
